Zoning Forms:

The following forms will be reviewed by the Planning Staff.   The typical timeframe to receive approval of any permit listed below is three to five business days.   Please keep in mind that the approval timeframe previously stated does not include any applications or cases that require Board of Zoning Appeals, Planning Commission, and/or City Council approval.

Accessory Structures: If you are looking to construct a detached deck, a shed, a pole barn, install an in-ground or above-ground pool, you will need to apply for an accessory structure permit.   Please keep in mind that pools and any other structure being attached to a portion of the home also require a building permit.   Also, any accessory structure over 200 square feet does require a building permit in addition to the accessory structure permit.

 Home Occupation: Any resident(s) looking to operate a business from their home will need to apply for a home occupation permit.

Lot Spilts & Lot Combinations: If you are looking to split any lot(s) or combine any lot(s), you will need to apply for a Lot Split/Lot Combination.

     Zoning Permit: Any new business(es) that wish to locate within the City or any current business(es) that are changing locations within the City, will need to apply for a Zoning Permit.

    Outdoor Storage / Display of Merchandise: Any commercial or industrial use(s) that wish to have outdoor storage or display of merchandise would need to apply for an Outdoor Display Permit.

    Planning Commission: Any user(s) looking to construct a new commercial building, expand a commercial building, or parking lot would need to apply for Site Plan approval.   Any user(s) looking to operate or utilize a conditional use would need to apply for Conditional Use approval.   Any user(s) looking to create a planned unit development would need to apply for Planned Unit Development (PUD) approval.   Any user(s) looking to change the zoning on a specific area would need to apply for a Petition for Zoning Amendment.   Note: The applications below require Planning Commission approval; however, a PUD and/or Zoning Amendment requires City Council approval (If City Council approval is required, Planning Commission views the case and provides a recommendation to be presented at the City Council meeting).   A preliminary meeting with the Development Department to discuss potential application is required.

    Cell Towers: Any users wanting to erect a new cell tower, co-locate additional equipment, or update equipment on an existing tower would need to apply for a Special Use Permit.   Note: A preliminary meeting with the Development Department to discuss potential application is required.

    Signage: Any user(s) looking to erect any ground mounted, freestanding, wall, and/or temporary signage would need to apply for a Sign Permit.   Any user(s) looking to place real estate signage in the public right-of-way or advertising subdivisions within the City, would need to apply for a Real Estate Right-of-Way Permit.   Note: All electronic message board signage requires Planning Commission approval.

    Board of Zoning Appeals: Any user(s) requesting to deviate from the current zoning code and/or property maintenance regulations would need to apply for a variance.   Note: In some cases, prior to the case being presented to the Board of Zoning Appeals, Planning Commission may review the case and make a recommendation to the Board of Zoning Appeals for their consideration.   A preliminary meeting with the Development Department to discuss potential application is required.

    Engineering Forms:

    The following forms will be reviewed by the City Engineer.   The timeframe to receive approval of any permit listed below may vary.   For any questions please contact the City Engineer’s office at (513)539-7374 ext 1006.

    Flood Hazard Area Development: Any user(s) planning on conducting any type of work within an area located in a floodplain would need to apply for a Flood Hazard Area Development Permit.

    Building Forms:

    The following forms will be reviewed by the building department.   Currently, the City contracts the building department out to National Inspection Corporation (NIC).   The typical timeframe to receive approval of any permit listed below is seven to ten business days.   Note: The timeframe does depend on the applicant providing a complete application with the appropriate information at the time of submittal.

    Building: Any user(s) looking to construct a new building (commercial or residential), basement finish, tenant finish, electrical service upgrade, HVAC upgrade, etc. would need to apply for a Building Permit.   Note: A more defined list of items that require a building permit may be found on the Building Services page.
