The City accepts both hard copy (no larger than 11"x17" format) and electronic submittal to planning@monroeohio.org. 

ZONING forms

The following applications are reviewed by the Development Staff. The typical time frame to receive approval of any permit listed below is three to five business days. Please keep in mind that the approval time frame does not include any applications or cases that require a building permit or approval from the Board of Zoning Appeals, Planning Commission, and/or City Council.

ACCESSORY STRUCTURES

If you are looking to construct a detached deck, a shed, a pole barn, in-ground or above-ground pool, you will need to apply for an accessory structure permit. Please keep in mind that pools and any other structure being attached to a portion of the home also require a building permit. Additionally, any accessory structure over 200 square feet requires a building permit in addition to the zoning permit.

PATIOS AND CONCRETE PADS

If you are installing, replacing, or expanding a concrete patio or pad, a zoning permit is required.

DRIVEWAYS

If you are installing, replacing, or expanding a driveway, a zoning permit is required. If the project also includes work to the apron or any portion located in the right-of-way, a Right-of-Way permit is also required, which is reviewed and approved by the Public Works department. Right-of-way applications are able to be submitted online or together with the corresponding zoning permit at the City building. 

FENCES

If you wish to construct a fence or retaining wall on your property, a zoning permit is required. Fences are permitted to be located up to the property line; however, please be aware of any public or private easements that may impact location of your fence. Fences are generally 4 feet in height and are allowed up to 6 feet in height in certain areas.

SIGNage 

Any user(s) looking to erect any ground mounted, freestanding, wall, and/or temporary signage would need to apply for a Sign Permit.

BUILDING FORMS

The following forms will be reviewed by National Inspection Corporation (NIC). The typical time frame to receive approval of any permit listed below is seven to ten business days. Note: This time frame depends on the applicant providing a complete application with the appropriate information at the time of submittal and does not account for resubmittals or revisions.

PLANNING COMMISSION 

The applications below may require Planning Commission approval; however, a PUD and/or Zoning Amendment also requires City Council approval. A preliminary meeting with the Development Department is required.

BOARD OF ZONING APPEALS

Any user(s) requesting to deviate from the current zoning code and/or property maintenance regulations would need to apply for a variance. A preliminary meeting with the Development Department is required.
